"Getting information in real time, anywhere"
"Ours is an Enterprise Resource Management System (ERMS), rather than an Enterprise Resource Planning (ERP) system," informs Rahul Chawla, CEO, In4Velocity Systems -
in conversation with Neelu Lekhi.
In what way is InSuite beneficial for enterprises?
In case you have already invested on a solution, you can use it as a front end to all your applications. We also provide modules that handle everything from land acquisition, legal matters and conceptualization of projects. So the whole process of buying land, sanitizing it legally, building & constructing on it, managing a purchase of it, selling the property or renting the property, and later on managing the property in terms of maintenance; right from start to end, is handled by us. We are very vertical oriented. Today, typically a generic product has a very tough time in the market, so we made a strategic decision that we will focus ourselves, at least in the near future, only on real estate.
At present this is our only product; this is all we do.
What advantages does InSuite offer as compared to legacy ERP systems?
This is an Enterprise Resource Management System (ERMS), rather than an Enterprise Resource Planning (ERP) system. So typically an ERP is a more traditional system, with data and reports. One of the key things that we have built in (our system) is a BI tool, a proactive alert system. A developer would use the system to manage his construction, then he would feed in the data, he would see reports to take decisions.
The system can predict during the business process itself if there are chances of the process going wrong. It works in real time, almost like somebody sitting there and monitoring your business. There are about 300+ business processes built into it. If you are working on a project, if a data is entered in your system, it will know immediately if the work done is on schedule or not.
We have set up variables to keep a regular tab on the quantity executed. In case there is a, say, 'x'% delay in meeting the set parameters, then we can have a trigger informing the IT guys about the delay. This makes the system very proactive and is better than having to see a report at the end of the week or 2 weeks and then figure out what happened.
There are various ERP solutions for the construction industry (like SAP Quadra, Matrix, Sonata & Microsoft Sonnet CONSTRUCT). How is InSuite different from them? What advantages does it offer over the others?
Biggest advantage for us is that we are an ERMS. So, while traditional players are more reactive, we are more on the proactive side. Which in terms of functionality we cover is far more than all these players. You don't want typically to buy a solution A than buy a solution B, then buy a C, so we are the portal to the complete view of their business processes. If you look at the other products, if you look at SAP, for example, it may have a construction module but it has no land-banking module or support module. Our forte is 100% focus on the construction vertical. We understand the problems that people in this section face and so misunderstandings are reduced.
In a business you can't afford to fail after spending so much money on solutions like these, but invariably failures do happen, but a lot of the times it is not the software's fault. Many times its due to the people responsible for the implementation or the client not jelling with the implementation team what exactly his requirements are; or a communication gap between the implementer and the real estate developer. Whatever the reason, the bottomline is, at the end of the day nothing happens. Because of our understanding of the business vertical such errors are minimized in our case.
Is the pricing of the factor an advantage over other similar solutions?
InSuite is priced in about the same range as Quadra, but half to one-third the cost of an SAP solution. Our deployment is also extremely rapid, taking between 5-12 weeks. This is much faster than deployments of other solutions, like SAP. In certain cases we sit on top of SAP, where people have invested and for some reason it did not work. In such cases they want to leverage the investment.
What is the market for such as solution in the real estate and construction sector in India?
India has roughly about 700 odd developers; people who can afford say 30-40 lakh for a solution. If you take that, it is about 1400 crore in value. That is roughly about 40% in CAGR; in 2010 we anticipate this market to be worth close to a billion dollars, which is just the price of the sale of the software application. With so many SEZs coming up, the traditional manufacturing companies have jumped into real estate, so the band of people who would potentially need a solution is very large and is growing very rapidly. Our estimate is roughly about 4,200 crores by 2010. The margin plays between 900 & 1200 crores.
How does InSuite integrate with the existing systems and infrastructure of an enterprise?
Over time we have done a number of implementations where the ERP system installed earlier had failed. Hardly 25% of these ERPs succeed. A developer may have spent a fortune installing the ERP. Over time we have built a lot of connectors, to SAP, or to a third party. We are probably the only guys who integrate directly into Tally.
What are your future plans for the Indian market?
We are completely focused in the real estate; we plan to expand all over India. We are currently based out of four cities, Bangalore, Calcutta, Delhi, Mumbai, which are our hubs. Then we have cities where we have people but we don't have offices: Chennai, Hyderabad and Pune. We've got also customers coming up in Indore, some 2nd & 3rd tier cities. We plan to cover about 27 cities by the end of this year. We have recently started in Dubai. Probably by the end of this year we will have an office in Dubai. Then we look at the Middle East as an opportunity because the real estate boom is incredible. Then probably in 2008-2009 we will look at expanding to Europe and the US.
We've been in discussion with some Chinese friends to see if can actually penetrate the Chinese market because there is no solution available in China. China, Dubai & India constitute almost a 60 odd percent of the overall construction industry of the world.
We've tied up with some developers. We are also thinking of starting an institute, to train people to maintain and manage it from a long-term perspective, people who are good technically as well have domain knowledge. They are always in huge demand but there is a shortage of them everywhere.

Exclusive ERP application for real estate industry
In4Suite RE is said to be the only integrated end-to-end solution for property development firms in India.
The real estate market in India is booming with noticeable developments in the industry day-by-day. With increasing disposable incomes among the Indian middle class, investment in properties is on the rise especially in the metros.
The demand being so high, real estate developers are under constant pressure to deliver projects on time. From escalation of costs to delay in completion, the problems to be tackled are endless. However, developers can now breathe easy and complete projects much ahead of deadline, thanks to In4Suite® RE, a unique Enterprise Resource Management System (ERMS) application.
The concept of developing an exclusive ERP application for the real estate sector was conceived in 2003, when a developer friend discussed the failure of other ERP solutions he had been using to suit his needs. This is when we thought of developing In4Suite® RE, says Chawla.
The product was launched in 2004, and presently the company has 40 customers in India. It has recently closed a deal with a real estate company in Dubai. "In three years, we have 10,000 users using our product," he says.

ERMS for real estate segment
Of all industries, real estate and property developing are the last that one could associate with computers and software. But, it seems the ‘brick and mortar’ business is increasingly in need of Enterprise Resources Planning solutions than others, given its rapid growth and the pressure developers undergo to design and deliver projects on time.
“In fact, the role software is playing in real estate today is an indication that technology implementation is essential to effectively manage any fast-growing industry,” notes Mr Rahul Chawla, CEO, In4velocity Systems, a Bangalore-based company whose (ERMS) application, In4suite, provides a comprehensive set of solution for property developers.
“For property developing and real estate, smooth flow of information is central in order for it to execute projects on time, effectively manage materials, and run the business in a cost effective manner. Use of software makes way for this which helps all those involved.” Indeed, Enterprise Resource Management System (ERMS) is different from the traditional ERP system. ERP, Mr Chawla says, is an ideal solution when it comes to analysing business and administrative processes – to learn the strength and weaknesses and work out ways of fixing the holes from things gone by.
Whereas, ERMS helps real-time access to information that enables taking decisions that has a bearing on the present.
Connectivity
The ERMS application like In4suite, Mr Chawla points out, establishes interfaces through which all those involved are connected. He says this is critical for the constructors, as all the departments in their organisation need to take on-the-spot decisions based on the information they have.
If a developer, for instance, uses more cement than it is actually required in an area of a specific size, the application would indicate the amount of cement used in excess and point to the possible reasons. What’s more, while it would alert the finance department of the cost of excess cement, it would also inform the purchase department of the possible shortage of materials as a result.
“This way, (property) developers are well-informed in terms of materials spent and cost incurred on materials,” Mr Chawla says.
Automation
As property development and real estate needs to take care of a diverse set of processes – from legal to business management and customer care – it is vital for the system to remain automated.
Mr Chawla says automating the processes is done by enabling the application to glean out the required data to perform each one of them. So, the ERMS application requires just the customer profile to determine the date of payment (EMI’s), the kind of plan he/she has opted for and use the same information for billing and accounting purposes.
“Right from reminding the manager about the collection, SMSing the customer about the payment to checking with the bank if the amount has been credited, the application performs all these activities automatically,” he says.
Dashboards
Indeed, connectivity is made easy through ‘dashboards’.
This allows all those involved in the process-right from managers to the investors-to view the progress of a project by picking data which is more relevant to them.
“It even has interfaces to integrate all the stakeholders in the business right from brokers to suppliers, who are critical to the successful completion of a project and enable them to exchange data by click of the mouse,” Mr Chawla says.
He adds that the ERMS application is provided both as an on-line and as Software as a service model, as each developers understanding and needs are unique.

In4Velocity develops Web-based application for Realty Sector
Domain-centric software connects all business processes
`Unlike ERP software, where it is all about reporting data, this software enables data analytics and data mining.'
The tremendous opportunities that the real estate sector has thrown up for developers notwithstanding, the sector has vast potential for software developers too, "with software sale possibilities of about Rs 1,100 crore," said Mr Rahul Chawla, CEO, In4velocity Systems, provider of end-to-end process automation, management and benchmarking software for the real estate and property development industry.
The company, founded in 2003, has developed In4Suite, a Web-based application, which consists of integrated modules that provide a 360-degree real-time view of the business, leveraging dashboards and drill-down tools.
Key Features
The domain-centric software connects all business processes from land acquisition to legal liaison, project conceptualisation, engineering, purchase, sales, marketing, project management, and rentals/lease management, said Mr Chawla. "Unlike a traditional ERP software, where it is all about reporting data, this software enables data analytics and data mining."
Some of its key features include milestone-based project planning, online integration with major accounting systems, reporting and analysis, integrated knowledge management application, online certification and generation of bills, material and inventory management, integrated construction management, etc.
This helps clients save time and costs, depend less on people, add predictability to the business, and plan yield in a down market, Mr Chawla said.
Tall Order
The product provides real-time information to all stakeholders involved — customers, financial institutions, vendors and contractors, among others.
The product, which costs upwards of Rs 25 lakh depending on the number of users, will take about 4-8 weeks to install and configure.
In4velocity currently has 30 clients, of which "50 per cent was added in the past year," Mr Chawla said. It hopes to add 3-4 clients every month.
This is not a tall order considering that "there are 3,600 developers in the large enterprises segment across just 11 cities," Mr Chawla added. Added to these are about 18,000 developers in the SME sector across 27 cities.
In the next two years, "we would like to target 27 cities," he said.
Doubling Staff
Based on the hub-and-spoke model, the company has achieved a 150 per cent growth with revenues of over $1 million as of March 2007. Mr Chawla hopes to touch $3 million revenues this year. With offices in Bangalore, Delhi, Kolkata and Mumbai, In4velocity plans to enter Chennai, Hyderabad and Pune soon. Global markets such as West Asia, China and Malaysia are also on its radar. The company, with a headcount of 70, hopes to double its staff by the year-end, and continue the trend for the next couple of years.
